Appeal deadline for 2025 real property assessment is Dec. 31

Kaua‘i County reminds property owners on the Garden Isle that the filing deadline for appealing their 2025 real property assessment is Dec. 31.

A notice of property assessment was mailed Nov. 27 to real property owners. Contact the assessment section at 808-241-4224 or vial email at rpassessment@kauai.gov if you have not yet received a notice.

Notices of property assessment can also be found online.

Real property owners can choose to receive their tax assessment notice electronically, and going paperless is quick, easy and free. Those interested can click here.

Owners are strongly encouraged to read both sides of the notice and review the market valuation, tax classification, property status and exemption amounts.

A property owner can file an appeal if they are aggrieved by any or all of the grounds for appeal listed here:

  • The assessment of the property exceeds by more than 15% of the assessment to market value.
  • Lack of uniformity or inequality, brought about by illegality of the methods used or error in the application of the methods to the property invoiced.
  • Denial of an exemption or dedication to which the owner is entitled and for which he or she has qualified.
  • Illegality, on any ground arising under the U.S. Constitution or laws of the United States or the laws of the state or the ordinances of the county.
  • The tax rate classification is incorrect according to Sec. 5A-6.4 or the Real Property Tax Classification Rules.

A $75 deposit fee shall be paid for each appeal to the Board of Review. Separate appeals shall be filed for each general land class of a parcel.
